Pavement sealcoat replenishes the nutrients in the asphalt that are lost through oxidation. Asphalt sealing will also beautify your pavement, as well as continue to repel moisture, oil and other contaminants harmful to asphalt.

There is an abundance of misinformation within our industry, and most of it is caused by a lack of experience and the desire to maximize profits. Now that coal tar is out of the picture we are left with only a few options, and it's your job as the consumer to find out what you are getting. It's basically broken into two categories:

1) Cheaper material costs, and depends on aggregate for durability

2) A more costly material, which is a much stronger chemical design, that calls for less aggregate because it is not needed for max performance .

Sadly, both options can be given extra water to dilute the product down. Which, in turn, renders the "maintenance" aspect completely useless, as well as the fresh black appearance to be very temporary. When the formula isn't correct, or the cure times/conditions are not adhered to, you are left with a parking lot that was essentially sprayed with black water. Which sadly will look acceptable, just not for long. Using our services at Lotmarkers ensures maximum durability & longevity.

In the sealcoat industry, where corners are often cut, we stand out as the real deal.

We begin our fully warrantied Sealcoat process with:

grass and dirt removal
re-establish the contours of the pavement
scrub and blow off all loose dirt and scree to ensure proper adhesion of the mixture
oil spots are then treated
spec amount of sand, proper amount of water, and the blackest and most resistant sealer mix that we have, over time, perfected.
We then spray-apply the sealer, in 2 complete coats, to the freshly prepped pavement.

The result is our beautiful blend that brings petroleum resistance, longevity, and a striking, dark black hue to every job. Which of course, makes the fresh paint applied a beautiful contrast.

Paving is an unavoidable time in a parking lot's life. Most smaller jobs can be kept up with repairs, but at some point it's going to need to be milled and paved.

Larger properties however, are a different story. Between our Phased Asphalt Replacement Planning (P.A.R.P.) ((read more on P.A.R.P.s in the section below)) and a strong communication with the client, we can schedule out all of your pavement replacement needs over years as to work within your budget, and to not be hit with the sticker shock of having to redo your entire property at once.

The infrared process is an innovative solution to asphalt repair that we utilize at Lotmarkers. This technique involves using infrared rays that heat and recycle the existing asphalt. After properly applying the infrared heat we can begin digging down and scraping the now hot, pliable asphalt we have reconstituted. Nutrients are added, heat reapplied and voila! It's recycled, fresh asphalt! We then add in a little additional fresh hot material to make up for the lack of asphalt within the repair, then lute to grade and plate tamp to level.

This process of asphalt repair leaves a seamless and durable bond. By reusing the existing material, we reduce waste and environmental impact. This is truly an innovative asphalt repair that combines efficiency, sustainability, and remarkable results. Not to mention the process is much quicker than traditional methods, leaving you with much less headache for your driving public.

An assessment is an unsolicited survey of the pavement conditions of a pre-existing client. Meaning - you don't need to worry about your parking lot - we will.

When we reach out with our assessment's findings, at all times we're aiming to keep a trust with our clients. Anything we recommend will be indicated and explained/compared to your other options. Between that, and promising to ensure competitive rates, our top priority is to do our very best to keep you informed and happy, and your asphalt in tip-top shape. All with the exclusive goal to be your go-to parking lot specialists.

This question is all about you, the customer, and what you are trying to achieve. Our new A.M.P. systems can cover a variety of important factors:

Protection from oxidation, moisture, and chemicals. This is paramount in order to ensure longevity in your pavement.
If for some reason you are cited, WE WILL PAY any citations from the Fire Marshall.
General aesthetics. Give us a shot, and we will have your neighbors trying to keep up with you! For years!!

Based on the current condition of your parking lot and the variables to your specific property, we formulate an Asphalt Maintenance Plan (A.M.P.)

A standard A.M.P. consists of 2-4 visits a year, at no cost, for an assessment drawn up by one of our professionals. More often than not, our customers get a clean bill of health. But the point behind an A.M.P. is to keep your asphalt healthy and your surroundings pleasant and safe. If we stay knowledgeable about a property we are able to EFFICIENTLY maintain that pavement by performing much smaller services in between the large sealcoat visits. That means filling the cracks that have expanded with more crackfill, touching up sealcoat in intersections, freshening up your paint or just keep an eye out for potholes. The closer we stay to our customers, the less money they need to outlay in the long run compared to just a paving and striping plan. A.M.P.s save you serious money by keeping the nutrients in and the water out and have the potential to save you serious time depending on the level of plan you choose.

And of course, DRAMATICALLY EXTENDING THE TIME BETWEEN COSTLY REPAVING.

Phased Asphalt Replacement Planning(P.A.R.P.) is, essentially, taking the budgetarily allowable section of your parking lot that is in the worst shape and paving that area in this fiscal year. Then the remaining areas will be set in phases over the coming years as to make your budgets more flexible.

Often times, we recommend incorporating our A.M.P.'s as well to fully utilize/extend the long-term time frames, and to save a large percentage of said budgets. While also keeping up the curb appeal and keeping your driving public happy and safe.

Our different plans are based around the different levels of maintenance our customer's budgets are typically allotted for. Of course, those numbers change dramatically. So we've broken it down to 3 Categories that we feel best suit our types of clients:

A.M.P. Assessment-based (effectively extending your pavements life through communication and our assessments/quotes/suggestions.)

A.M.P. PRO Projection-based (Using our decades of experience to predict your pavements deterioration, and develop a plan that's based off multiple yearly visits and monthly/quarterly payments.)

A.M.P. BLACK Stewardship-based (All problems that do/may/might arise are mitigated by our much more regular assessments, or in correspondence with you. We then promptly execute the solutions required. Including things like utility repairs, street sweeping, weed control, trip hazards and more.)
